Construction is underway across 40 sites for The Ellinikon smart city project on the site of Athens’ former international airport. It claims to be Europe’s biggest urban regeneration project.
Lamda Development is reporting a number of milestones across its master plan on the Athenian Riviera including development of a hub for artificial intelligence (AI) and digitisation.
As the project nears final stages, The Ellinikon is expected to contribute approximately 2.5 per cent of Greece’s GDP alone. It recently secured its first major international investment – a $525m commitment from global fintech firm Ion Group, with total investment expected to exceed $1.7bn by 2030.
In August, the company accepted a binding offer from Ion Group for the acquisition of land within The Ellinikon to develop a global research and development and innovation campus, co-locating around 2,000 professionals from 44 countries.

The campus will be developed by Ion Group across two distinct neighbourhoods and feature at least 50,000 square metres of office and collaboration space, a 1,000-seat auditorium designed to host international events, and up to 200,000 square metres of residential developments to accommodate Ion Group’s professionals.

The University of Nicosia has also announced it will open its first university campus in Greece on the site. UNIC Athens will be an emblematic integrated university campus operating within The Ellinikon and 75,000 square metres of buildable space has been reserved to create a campus for academics, research, and student residences enabled by AI, robotics, and wellness technologies.
The subsequent phases of the UNIC Athens campus within The Ellinikon project are targeted for completion in 2028 and 2031, respectively.
The residential pipeline at The Ellinikon continues to advance. Riviera Tower, Greece’s first skyscraper and tallest building, has now reached 30 floors, moving past the halfway point toward its final height of 200 metres. Once complete, the 50-storey tower will house 173 residences and stand as the tallest residential skyscraper in the Mediterranean.

The tenth residential offering at The Ellinikon, Skyline Havens, a new collection of 150 refined residences, has also been launched and the Little Athens parkside neighbourhood, continues to progress. The latter is a city-within-a-city featuring 1,115 residences and over 100 retail shops at street level.
A number of other developments have also been announced focused on retail, leisure, sport and nature. They include a new lake at within The Ellinikon Park, which claims to be the largest coastal park in Europe. Works are underway on the ecological feature that will transform the broader site of the 2004 Olympic canoe-kayak venue and the former Aviation Hangars into a green and blue sanctuary.
Designed in harmony with the local natural wetlands, the lake itself will be surrounded by a 900-metre perimeter path, two pedestrian bridges, and tree-lined walkways that integrate with the wider park landscape. More than 11,000 trees and samplings and 148,000 bushes are to be planted, along with aquatic plants which naturally purify the water and support local biodiversity.
